Nationstar Mortgage is one of the larger mortgage servicers in the industry. We currently are processing a large volume of short sales with this mortgage servicer and as of recently short sale processing time frames and communication with them have been at an all time low. At first we felt potentially it was just the negotiator assigned who was being unresponsive, but after having this happen on all our files with them simultaneously, we felt it something larger taking place. After conducting research with management at Nationstar we were advised that two Short Sale Departments in Texas were closed down. When these offices closed down other short sale departments received a enormous amount of short sales overnight which flooded negotiators with hundreds of additional files.

What To Expect

Due to the overload of files that negotiators at Nationstar are handling you will typically see representatives in equator responding or reviewing the transaction on a weekly basis. In order to help keep the file moving forward as quickly as possible it’s important to call into the short sale department as a different negotiator may pick up the line who may be able to support you or send an internal message to the assigned representative.This along with sending a message in equator and leaving a voice mail will ensure you hit the negotiator from all angles and they will have your file in their cross hairs sooner than later. The negotiator assigned to the file will likely be the only one who can officially complete particular internal tasks and fully review the file for completeness.
